Often clients know what property they want but do not know the area. We are
able to offer you information about each area of interest such as where English
schools are located, medical centers, motorways, local services. Perhaps you
want to know what the local ex-pat community get up to in a particular town and
best places to dine out - we can find all this out for you. After all you don´t want
the perfect home only to find you are the only person who speaks English in the
town or to find the nearest supermarket is 30kms away. We believe it is vital that
you know the area well long before you actually make an offer on a home or sign
a long rental lease. Whatever questions you have we will know the answer or will
know someone who does and without the usual Estate Agent hype.
Financial Check Up
Usually clients have a firmly fixed maximum amount to spend on their new home in
the Costa Blanca, but may not be aware of the differences in prices from town to
town, rural to coastal and even street to street in popular areas. It is not
uncommon for buyers to end up with a 3 bedroom villa when they thought all they
could afford was a 2 bedroom apartment and vice versa. We will be able to give
you the latest market prices and help you to decide what you can actually afford
in your chosen area and sometimes how much more you could afford by looking
in other towns nearby, which may better meet your wishes list. Of course
sometimes your expectations may be higher than what you can really afford - we
will always be completely honest with you so that you can make informed choices.
Negotiation
Once you find your new home for sale we will negotiate the price and make offers
on your behalf. You should also know that we are generally aware of properties
which are offered for sale at different prices with different estate agents and will
where possible negotiate with the agent offering the lowest price therefore saving
you money.
Costa Blanca Professional & Legal Services
We have a large network of honest and reliable professional who speak your
language. These include lawyers, accountants, surveyors, currency exchange
and financial teams. We are therefore able to offer you all the professional help
you will require from totally independent people who do not directly benefit from
the sale. We would never recommend using anyone directly connected an estate
agent, developer or vendor as you can never be sure just how independent they
are likely to be - it does not work like that at home and we would not expect it to
do so in Spain. A safe and secure completion of your purchase is our priority.
Translations
At all stages of your property purchase we can supply you with a translator who
will explain in plain English what is happening or what you are being asked to sign
assuring you of complete understanding and the implications of each of the
purchase process.
Help with Spanish Bureaucracy
To someone new to the system of paperwork in Spain it can be quite daunting
when applying for your NIE number (This is your personal identification number
which stays with you and is for all tax and financial purposes), opening bank
accounts, doctors, buying a car, social security payments, rates, utilities and
getting connected to the Internet or telephone. We are able to offer you all these
services either separately through a gestor or as a package through your lawyer.
Checks Balances and Communication
From the time you agree a sale we will keep you informed at all stages with a
system, of checks and balances to assertain where you are in the buying process
and a time line for completion. This will include regular updates with your
professional team which we will pass onto you so that you know exactly what is
going on in an easy to understand way. Should there be any hiccups which there
are sure to be along the way just like at home - we will mediate on your behalf
saving you having to deal with the communication problems which arise from not
speaking good Spanish, stress and time.
After Completion
We will be there for you as a helping hand should you need us for any problems
that may arise or simply to answer a question. We never leave our clients to sink
or swim once they move in. After all most become good friends and we like to
keep in contact with the people we have helped.
